Two properties make exotics different. Extreme density means the wood absorbs very little finish, so a coating sits on the surface rather than keying into it. Natural oils and resins in species like teak and ipe actively interfere with the curing of some finishes. Neither problem is exotic to solve, but both have to be addressed deliberately.

Exotics are a specializt finish job much more than a specializt installation job. These are the points that actually matter.

Density cuts both ways

Ipe at roughly 3680 Janka is close to unmarkable in normal domestic use. It is also brutal on saw blades and abrasives, needs predrilling for nearly every fastener, and takes substantially longer to install.

Color change is often dramatic

Brazilian cherry darkens markedly from orange-red toward deep red-brown in its first months. Tigerwood's stripe contrast shifts as well. Sample boards from a warehouse show you the starting color, not the destination.

Prefinished exotic has a specific advantage

Because factory finishing happens under controlled conditions with UV-cured coatings designed for the species, prefinished exotic sidesteps the oil-migration problem entirely. The trade is bevelled board edges rather than a flat site-finished surface.

Repairs need stock held back

Given how much these species change color, a repair board pulled from the same lot and light-aged alongside the floor will blend far better than fresh stock ordered years later.

Exotic species carry a material premium from import cost and, in responsibly sourced stock, certification. The labor premium is equally real. Blades and abrasives wear out several times faster than on oak, installation is slower because of predrilling, and the finishing sequence has an additional solvent and sealer stage. A quote that prices an exotic floor the same as an oak floor has missed something.

Why did my Brazilian cherry floor's finish peel?

Almost certainly because natural oils migrated to the surface after sanding and prevented the finish from bonding. The fix is a full re-sand followed by a solvent wipe and an oil-compatible sealer before any finish coats go on.

Are exotic hardwoods good for coastal humidity?

Their density gives excellent dent resistance, which suits high-traffic coastal entries. Dimensional stability varies by species and several exotics move more than white oak, so we assess the specific species rather than treating exotics as one category.

Will my exotic floor change color?

Most will, and often significantly. Brazilian cherry deepens from orange-red to a rich red-brown within months. Plan rug placement during that window the same way you would with cherry or walnut.

Can exotic hardwood be sanded and refinished?

Yes. Solid exotic sands like any solid floor, just more slowly and with better tooling. The critical difference is the finishing chemistry afterwards, which is where most problems with these species originate.

For the species and finish discussion at the start, yes. During the solvent and sealer stage we would actually prefer you were not on site, and we will tell you when that window is.

How To Prepare For The Work

Exotic work has prep requirements that a domestic oak job simply does not.

  • Allow extra time in the schedule. Sanding a 2000-plus Janka floor is slower, and the solvent wipe and sealer sequence has to run on its own timing rather than being compressed.
  • Ventilate generously and plan to be off site during the solvent and sealer stage. This is the one part of an exotic job where the air quality genuinely warrants staying away.
  • Tell us the exact species if you know it. Teak, ipe and cumaru all behave differently, and the correct sealer choice depends on which one is actually on your floor.
  • If you have prefinished exotic and want it site refinished, expect a discussion first. Factory UV-cured aluminum oxide coatings are extremely hard to abrade cleanly.
  • Set aside offcuts in a lit space. On species that shift color as much as Brazilian cherry does, light-aged repair stock is worth far more than fresh boards later.
