How many times can a solid hardwood floor be refinished?
With roughly a quarter inch of wood above the tongue on standard 3/4 inch stock, a well-maintained solid floor can typically take six to ten full sandings. In practice most floors get screened and recoated far more often than they get fully sanded, which stretches that further.
Can I install solid hardwood over concrete?
Not directly. Solid wood needs a wood subfloor, so over slab-on-grade you would build a plywood subfloor over a vapor retarder first. That adds height and cost, which is why engineered is usually recommended for slab houses in Leland and Hampstead.
Is solid wood a bad idea near the coast?
Not at all, in an occupied, climate-controlled house with a sound crawlspace. Where it gets risky is a seasonal home that sits unconditioned, or very wide plank over an uncontrolled crawlspace. We assess those conditions before recommending.
What is the difference between acclimation and just letting it sit?
Acclimation means bringing the flooring's moisture content into agreement with the subfloor and the room, verified with a meter. Time alone does nothing if the house is not at living conditions. We measure rather than count days.
Do I need to be present while you install my solid hardwood flooring?
For the layout walk on day one, ideally yes, since board direction and starting line are decisions worth making together. During sanding and finishing most clients stay elsewhere.

How To Prepare For The Work
Getting a solid floor installed cleanly depends on a handful of things being ready.
- Get the house to normal living conditions and keep it there through delivery, acclimation and installation. A house running at builder temperatures is not a valid acclimation environment.
- Finish wet trades first. Drywall, paint, tile grout and plaster all release large amounts of moisture, and solid wood installed before they dry will move afterwards.
- Confirm subfloor thickness and condition with us early. If the existing subfloor is 5/8 inch or has soft areas, that gets addressed before flooring, not during.
- Plan for baseboard and shoe molding. Solid wood needs an expansion gap at every wall and something has to cover it neatly.
- Check appliance clearances in kitchens. Adding 3/4 inch of floor under a dishwasher opening can make removal impossible later, so we plan the height around it.

Subfloor survey and moisture testing
Thickness, fastening, flatness and moisture content are all checked and recorded before we agree solid wood is the right product for the house.
Material delivery and acclimation
Flooring is delivered into conditioned space and metered until its reading and the subfloor's agree within the tolerance for the width being installed.
Layout and blind nailing
Direction is set, the first course is aligned dead straight, then boards are cleated at the correct spacing with adhesive assist where width calls for it.
Sanding and site finishing
Multi-stage sand to a flat continuous surface, then stain if specified and a finish system chosen for the room's traffic.

Solid wood is a straightforward product with a few decisions that carry real consequences over decades.
Board width sets the moisture tolerance
The NWFA guideline distinguishes strip flooring under 3 inches, which allows a wider moisture differential against the subfloor, from plank 3 inches and wider, which requires a tighter one. Wide plank is less forgiving, and that is a physics problem rather than a quality problem.
Acclimation is a reading, not a countdown
Leaving boxes in a room for a week proves nothing. What matters is that the flooring and the subfloor reach moisture readings within tolerance of each other, in the conditions the house will actually be lived in.
Solid wood cannot go over slab-on-grade
If your Leland or Hampstead house is built on a slab, a solid floor requires building a wood subfloor over the concrete, adding height and cost. In most of those houses engineered is the sensible answer.
Direction and layout affect structure, not just looks
Running solid boards perpendicular to the joists distributes load across them. Running parallel to joists is possible but generally requires an additional subfloor layer to avoid deflection between supports.
Buying solid is buying future options
The reason to pay for solid wood is that in twenty years you can change the color completely, repair damage invisibly, and hand the floor on in good condition. Thin products cannot offer that.
Where a solid wood budget goes
Solid hardwood costs more up front than most engineered products of similar species and appearance, and less per decade of service. The variables are species, grade and width on the material side, and subfloor condition on the labor side.
