Two properties matter in any substrate: how flat it is and how much moisture it will give up. Both are measurable, both have published thresholds, and both are routinely skipped. A slab that looks dry can be well over the limit, because concrete releases moisture vapor long after the surface feels dry to the touch.

The in-slab relative humidity test is the one people try to skip because it takes time. Probes are drilled into the slab and left to equilibrate before a reading is valid, and rushing that produces a falsely low number. NWFA guidance references a 75 percent in-slab RH ceiling, or three pounds per thousand square feet per twenty-four hours by calcium chloride, and some adhesive manufacturers set stricter limits than that.

Look at a slab, decide it seems dry, glue a floor to it, and deal with the delamination call the following summer.

How To Prepare For The Work
Substrate work is best planned rather than discovered, and you can help with that.
- Book the moisture testing visit well before install week. In-slab probes need time to equilibrate and cannot be compressed into a same-day answer.
- Remove any existing floor covering, adhesive residue, paint or sealer where you can. Adhesive and leveling compound bond to concrete, not to what is stuck on it.
- Provide crawlspace access for houses over a crawl. We need to inspect from below, and a blocked hatch means a second visit.
- Tell us about any past leaks, flooding or plumbing failures in the area, even if it was years ago and was dealt with at the time.
- For new construction, tell us the pour date of the slab. It is a useful starting point for the conversation even though the test result is what actually governs.

How do you test a concrete slab for moisture?
Either by ASTM F2170, drilling probes into the slab and reading in-slab relative humidity once they have equilibrated, or ASTM F1869 calcium chloride, which measures vapor emission at the surface. NWFA guidance references 75 percent RH and three pounds per thousand square feet respectively.
How flat does a subfloor need to be?
Typically within about 3/16 inch over a 10 foot span, and tighter for glue-down and pattern work. We check with a straightedge across the whole area rather than spot checking, because a single dip in the middle of a room is exactly what causes problems.
What causes a springy or soft spot in my floor?
Usually delaminated subfloor sheathing, an inadequate fastener pattern, or damage to a joist below. It needs investigating rather than covering, because a new floor over a soft spot will develop the same symptom quickly.
Can you level a floor without removing the existing one?
Not meaningfully. Leveling works on the substrate, so the existing floor covering has to come up. Anything applied over an existing floor is a different and much more limited kind of fix.
Do I need to be present while you repair and level my subfloor?
For the findings conversation, ideally, since subfloor discoveries sometimes change the plan. The testing visit needs access but not your presence, and the correction work does not require you.
Do you offer free quotes for subfloor repair and leveling?

Substrate work and cost
Substrate work is quoted as its own scope, never buried inside a flooring price, because it varies so much between houses. Grinding, patching and leveling a slab is priced by area and by how far out of tolerance it is. Wood subfloor repair is priced by what we find. Where we cannot see the substrate until the old floor is up, we give a provisional figure and confirm it before proceeding.

Subfloor problems come in a few recognizable patterns in this region.
New slabs need time regardless of how they look
Concrete releases moisture for a long period after pour, and a new build in a fast-moving Leland development may have flooring scheduled before the slab is ready. Testing is the only way to know, and the answer is sometimes to wait.
Moisture-cure urethane adhesive does two jobs
The right adhesive bonds the floor and acts as a vapor retarder in the same layer, which is why it is worth its higher cost on a slab. It removes an entire category of future failure for a modest premium.
Self-leveling compound is not automatic
It needs the right primer, the right thickness and a substrate prepared to accept it. Poured over a dusty or sealed slab it can debond and take the floor with it.
Crawlspace houses have the opposite problem
Rather than a slab holding moisture, you have humid air circulating under the floor. The fixes are a ground vapor barrier, addressing drainage, and often encapsulation, which are different trades but the same underlying issue.
Soft spots mean something is happening
A springy area in a wood subfloor usually indicates delaminated sheathing, a failed fastener pattern or joist damage. Covering it with new flooring hides it without fixing it, and it will keep getting worse.
