Almost every wood floor problem in the Cape Fear region is a moisture problem wearing a different costume. Cupping, gapping, squeaking, adhesive failure and finish peeling all trace back to water in a place it should not be. This guide from Wilmington NC Hardwood Flooring sets out the actual numbers that govern wood flooring here, so you can tell whether a contractor is working to a standard or to a habit.
The numbers that govern a wood floor in Wilmington
Wilmington has a humid subtropical climate, and average relative humidity here runs broadly between 73 and 77 percent across the year, peaking in August. Wood flooring, meanwhile, is specified for an interior environment of roughly 30 to 50 percent relative humidity. That gap is the entire problem, and everything else in this guide follows from it.
Wood is hygroscopic. It absorbs moisture from the air around it and gives it back up, and as it does so it changes dimension across the grain. A floor is not a static object, it is a material in continuous negotiation with the air on both of its faces. Your job, and ours, is to keep that negotiation within a narrow band.

Some adhesive and flooring manufacturers set stricter limits than the ASTM thresholds above, and where they do, the manufacturer's requirement governs. If a contractor cannot tell you which of these numbers they work to, that is useful information.
Cupping, crowning and gapping: reading what your floor is telling you
These three symptoms are the vocabulary of a wood floor under moisture stress, and each points somewhere specific.
Cupping
The edges of the boards sit higher than their centers, so the floor feels like a series of shallow troughs. This means the underside of the boards is wetter than the top. In a Cape Fear crawlspace house, the source is almost always the cavity below: humid air condensing on cool surfaces, a torn or missing ground vapor barrier, or surface water running toward the house.
Crowning
The centers sit higher than the edges. Occasionally this happens from moisture above, but far more often it is what you get when someone sanded a cupped floor flat before it had dried. As the board finished drying it shrank, and the material removed from the high edges never came back. This is the single most expensive avoidable mistake after a water event.
Gapping
Spaces open between boards, typically in the heating season when indoor air is driest. Seasonal gapping that closes again in humid months is normal behavior. Gaps that appear and never close mean the floor was installed at too high a moisture content and has since dried down.
Where to start looking
In a raised house the honest order of investigation is: the ground vapor barrier first, then surface drainage around the house, then any plumbing running through the cavity, then the insulation. Three of those four are cheap to check and cheap to fix, and between them they account for the large majority of the cupped floors we are called out to in this region.
What you should not do is start by sanding. A cupped floor that is still wet will keep drying after it has been made flat, and it will then shrink into a crowned floor that needs sanding all over again. That is the single most expensive avoidable mistake after a water event, and it is made routinely.

The crawlspace is usually the answer
If you take one thing from this guide, take this: in a raised house in New Hanover, Brunswick or Pender county, the crawlspace has more influence over your wood floor than the wood you chose, the finish you selected or the contractor you hired.
A vented crawlspace works on the assumption that outside air will dry the cavity. In a hot humid climate that assumption inverts. Warm, moisture-laden summer air enters the cool cavity, its relative humidity climbs as it cools, and it deposits moisture on the coolest available surfaces, which include the underside of your subfloor. The floor above then absorbs it, edge first, and cups.
What to check, in order of impact
- Ground vapor barrier. A polyethylene sheet over the soil, intact and overlapped. We routinely find them torn, displaced by animals, or absent entirely. This is the cheapest high-impact fix available.
- Standing water and drainage. A vapor barrier stops moisture rising from soil. It does nothing about surface water running under the house. Gutters, downspout extensions and grading all matter.
- Plumbing leaks. A slow supply-line or waste leak in a crawlspace can run for years unnoticed, and the first symptom is often a cupped floor directly above it.
- Insulation condition. Batt insulation that has fallen or become saturated is both useless and a moisture reservoir.
- Encapsulation. Sealing and conditioning the crawlspace is the comprehensive answer where the cavity is chronically damp. It is a separate trade, and doing it before a flooring project is far better than after.
Seasonal homes, and why they are a different problem
A house that is occupied and conditioned year round holds its interior humidity in a reasonably narrow band. A vacation property on Wrightsville Beach, Carolina Beach, Kure Beach, Oak Island or Figure Eight Island that sits closed with the air off between bookings does not. Interior relative humidity in a closed house through a Cape Fear August climbs far above the range wood flooring is specified for, then drops sharply when the system is switched back on for the next guest.
Solid wide plank in that environment will move, and the wider the board the more visible the movement. This is not a quality issue and no installer can prevent it, because it is the wood doing exactly what wood does. There are three honest responses:
- Condition the house year round. Leaving the system running at a setback temperature costs money but keeps the floor stable. For a high-value floor this is often the cheapest option overall.
- Choose engineered construction. Cross-laminated layers restrain movement across the board width considerably. For a seasonally closed property this is usually our recommendation.
- Choose a narrower board. Movement scales with width. A 3 inch strip expresses far less absolute movement than a 7 inch plank at the same moisture change.

Gaps are at their widest after weeks of heating, which makes this the correct time to assess and fill them. Filling in high summer guarantees the filler gets crushed out.

Summer
August is the region's most humid month and its wettest by average rainfall. Interior conditioning is doing maximum work, and cupping problems surface now if the crawlspace is going to cause them.
Autumn
The hurricane season runs to the end of November, but shoulder-season weeks are the practical window for work on rental properties between bookings.

You do not need to be an expert to tell whether someone is working to a standard. These five questions will tell you a great deal.
- What moisture content will you install my flooring at, and what will the subfloor read?
- What differential do you hold between the two, and does that change with board width?
- If I have a slab, which ASTM test will you run and what number do you need to see?
- Will you look at my crawlspace before recommending solid wood?
- What flatness tolerance are you holding the substrate to, and how do you check it?
A contractor who answers these confidently is measuring. One who answers with reassurance rather than numbers is guessing, and in this climate guessing has a cost.

Can I just run a dehumidifier and forget about it?
It helps a great deal in the right place, which is usually the crawlspace rather than the living space. What it cannot do is compensate for a missing ground vapor barrier, standing water or surface drainage running toward the house.
