Southport Hardwood Flooring | Victorian Houses, Coastal Conditions
Heart pine restoration in Southport by Wilmington NC Hardwood Flooring covers cut nail setting, face-nailed floor repair, salvaged board matching, abrade and recoat on floors too thin to sand, dustless sanding and refinishing, and board replacement throughout the historic district and the newer housing around it. The district is walkable, the period is narrow and the building type is consistent, which means the floors are consistent too: heart pine, over brick piers, over crawl spaces that usually have no vapour barrier at all.
In 15 years of working on floors of this age we have learned that they reward doing less, carefully. Our team measures what is left above the fasteners before recommending anything, and the most common mistake we are called in to undo is over-restoration: a hundred-and-twenty-year-old floor sanded back to bare wood and finished in high gloss, which looks new and is worth less than what was there. We cover Oak Island, Caswell Beach and St James too.
Hardwood Flooring Southport NC
After downtown Wilmington, Southport is the most significant historic flooring market in the region, and a more concentrated one. We provide heart pine restoration, cut nail setting, face-nailed floor repair, salvaged board matching, abrade and recoat on thin floors, dustless sanding and refinishing, and board replacement throughout the historic district and the newer housing around it.
The district is walkable, the period is narrow, and the building type is consistent, which means the floors are consistent too: heart pine, over brick piers, over crawl spaces that generally have no vapour barrier. That last point is the biggest threat to these floors and the work with the best return, and it usually needs doing before anything happens to the floor above it.
The most common mistake we see here is over-restoration. A hundred-and-twenty-year-old heart pine floor sanded back to bare wood and finished in high gloss looks new and is worth less than what was there. Patina is not damage, and our default on a district house is the least intervention that produces a serviceable surface.
What A Southport Period Floor Needs
Cut nails set before any machine
They sit at unpredictable heights and will destroy an abrasive belt and the board around it in a single pass.
The thickness measured first
A century and more is time for four sandings. On a good proportion of these floors an abrade and recoat is the right answer rather than a full sand.
Face-nailing left alone
On the earliest floors the nail pattern is part of what the floor is. Filling it flat produces something that reads as a reproduction.
The crawl space dealt with first
Unlined crawl spaces under these houses are the biggest threat to the floor above. Refinish first and seal later, and you watch the new finish cup.
Salvaged stock for repairs
Old-growth heart pine only comes out of demolished buildings, so board matching is a sourcing exercise before it is a carpentry one.
Clear finishes, nearly always
Heart pine is resinous and takes stain unevenly between heartwood and sapwood. A clear finish lets a century of oxidation do the work.
Doing Less, On Purpose
Restraint on a period floor is not laziness, it is the whole skill. Every sanding takes thickness that cannot be put back, and a floor that has already been through four of them has very little left to give. Where there is wear layer to spare, a full sand is an option. Where there is not, an abrade and recoat gets you a serviceable, good-looking surface and keeps the floor in the house for another generation.
We measure before recommending, we say when the answer is to do less, and we would rather talk you down than up. If a contractor quotes a full sand on a 1890s floor without measuring what is left above the fasteners, they are guessing with something irreplaceable.
We cover Oak Island, Caswell Beach, St James, Bolivia and Winnabow from the same visits.

Working In The Southport Historic District
Southport's historic district covers several hundred structures and the oldest of them predate the Civil War. Work there is slower, more careful and more rewarding than almost anything else we do.
What we find under the carpet is usually longleaf heart pine, sometimes 150 years old, laid in widths nobody mills any more and fixed with cut nails that sit proud when the wood shrinks around them. That wood is irreplaceable in the literal sense: the old-growth forest it came from is gone, and what is sold as heart pine today is reclaimed from buildings like yours. Our default position on a Southport period floor is to take off the least we can get away with.
In practice that means setting the nails by hand first, hand-scraping where a machine would cut too deep, and very often recommending an abrade and recoat rather than a full sand. If there is 4mm left above the nails, a full sand spends a quarter of the floor's remaining life to fix something a recoat would have hidden. We would rather you kept it.
Southport, St James, Oak Island And Bald Head
We cover the whole of the Brunswick County coastal strip from here, and the jobs change sharply within a few miles.
- Southport proper. Period heart pine and oak, restoration-minded owners, and a strong preference for keeping original material. Mostly recoats, hand work and sympathetic repairs.
- St James Plantation. Post-1990 slab construction, largely retirement and second homes, engineered over tested and levelled slab. HOA access arranged in advance.
- Boiling Spring Lakes and Bolivia. Mixed stock, crawl spaces and slabs, often with more deferred maintenance underneath than the floor suggests.
- Bald Head Island. Reachable, but everything goes by ferry and tram, which changes the logistics and the cost. We quote it honestly and separately rather than pretending it is the same job.
- Caswell Beach and Oak Island. Covered in detail on our Oak Island page, and generally elevated construction with the salt and sand problems that go with it.

Southport Hardwood Flooring Questions
Can my 1890s Southport floor still be sanded?
Maybe, and it is a measurement rather than a judgement call. After a century there may be very little left above the fasteners, and an abrade and recoat keeps the floor instead of spending the last of it.
Should I fill the nail holes in a face-nailed floor?
We would usually say no. On a floor from this period the nail pattern is part of what it is, and a filled, flattened surface reads as a reproduction. It is your call, and we give you our view before we start.
Is crawl space work worth doing before the floor?
On a house of this age, almost always yes and in that order. A sealed, lined crawl space is what keeps the restored floor flat. Refinishing first and sealing later means watching the new finish cup.
Do I need permission for interior work in the historic district?
No. Historic district review covers exteriors. Preservation commissions have no jurisdiction over interior arrangement under North Carolina law.
Can you source matching heart pine?
Often, from salvage, matched on species, width and cut. Supply is irregular, so a job needing a specific width may wait on material. We tell you that at quote stage rather than mid-job.
Do you cover Oak Island and St James?
Yes, from the same visits.
