What decides the job here is not the species, it is what the floor is going onto. A 1960s house off Oleander with a crawl space, a 2014 house in Brunswick Forest on a slab, and a piling-built cottage at Wrightsville Beach need three different answers. We meter every subfloor with Delmhorst and Wagner meters and run a relative humidity probe on every slab before we quote, because the floors that fail on this coast are almost always the ones nobody measured.
- Solid hardwood
- 3/4 inch, blind-nailed to a wood subfloor. Four to six sandings over its life. Best over a dry, sealed crawl space.
- Engineered
- Cross-laminated core, glued or floated. The right answer over slab, and in beach houses that sit empty through the winter.
- Subfloor target
- Within 2% moisture of the flooring for plank, 4% for strip, per NWFA guidelines, measured at several points per room.

- In-situ relative humidity probe before any glue-down goes onto concrete, which is most of Leland and Belville.

Survey and moisture readings
Subfloor moisture at several points per room, flatness checked against a 10-foot straightedge, joist direction and spacing noted, and a crawl space inspection where there is one. About twenty minutes, and you keep the numbers whether or not you use us.
Written, itemised quote
Material, preparation, installation labour and finishing on separate lines, with the readings attached and every exclusion stated. Anything that cannot be known until a board comes up is written down as an unknown with a rate against it.
Subfloor preparation
Loose sheathing refastened, soft or delaminated panels replaced, dips filled with cementitious levelling compound, and vapour retarder laid where the assembly calls for it. This is the line most cheap quotes leave off, because it is invisible once the floor is down.
Delivery and acclimation
Material comes into the conditioned house with the HVAC running, never the garage or a carport. We hold it until the readings agree rather than counting days off a brochure.
Layout and installation
Direction set off the longest sightline and the joist run, starting line struck and checked for square, expansion gaps left at every vertical surface. Blind-nailed and glue-assisted for solid over wood, full-spread adhesive for engineered over slab.
Sanding and finishing
Progressive abrasive grades with the Hummel, the Trio for the final cut, hand work at the perimeter and around hearths, then two or three coats of the agreed finish system.
Trim, transitions and handover
Shoe moulding or quarter round, thresholds, reducers at doorways and vent covers. We walk the whole floor with you in raking light before we leave, and you get the offcuts labelled for future repairs.

Hardwood Floor Installation: What Actually Matters
Width drives movement
A 7 inch plank moves considerably more than a 2¼ inch strip in the same house. Wide boards are fine here in engineered construction and risky in solid plain-sawn.
Rift and quartered white oak
Costs more per board foot and wastes more in milling, and moves roughly half as much as plain-sawn. The best value upgrade available on a coastal floor.
You cannot nail to a slab
Leland, Belville and most Brunswick County new build is slab on grade. That means engineered, glued, over a slab we have tested with an in-situ probe.
Prefinished or site-finished
Prefinished is faster and carries micro-bevels at every edge. Site-finished gives a flat continuous surface, no bevels to trap grit, and lets us blend into an existing floor.
Stairs are priced separately
Per tread and riser, always. They are hand work, and winders, open sides needing a mitred return nosing and curved bottom steps are each a different job again.
Beach houses need different specs
At Wrightsville Beach, Carolina Beach and Oak Island the underside of the floor assembly is effectively outdoors. Engineered, every time, with the underfloor insulated and air sealed.

How long does a hardwood floor installation take?
A typical single-storey house runs a few days to lay, plus finishing and cure time if the floor is site-finished. Prefinished is quicker because the finishing stage disappears. Subfloor repair is the variable that stretches schedules, which is why we check it before quoting rather than discovering it on day one.
Can you install hardwood over a concrete slab?
Engineered hardwood, yes, after an in-situ relative humidity test on the slab. Solid wood cannot be nailed to concrete, and glue-down solid over a slab in this climate is something we will talk you out of.
How long does new flooring need to acclimate?
Until it reaches the target moisture content and sits within 2% of the subfloor for plank or 4% for strip. That is a measurement rather than a number of days, and it has to happen inside the conditioned house with the HVAC running.
Do I need to move out during installation?
Not for installation. For site finishing most people prefer to be elsewhere during the finish coats, mainly for the smell. Waterborne systems like Bona Traffic HD are far lower odour than oil-modified ones and cure faster.
Do you move furniture and remove the old floor?
Yes, both quoted on the estimate. Carpet and tack strip is quick. Glued-down vinyl or tile over concrete is slow, and old adhesive sometimes warrants care about what it contains.
What hardwood is best for a coastal house?

Can you install flooring on stairs?
Yes, priced per tread and riser. Straight flights with square treads are routine; winders and open sides needing a mitred return nosing take longer. Treads take more wear than any floor in the house, which is an argument for hickory or white oak there.

Material carries the manufacturer's warranty, which varies by product and which we give you in writing. Our workmanship is warranted separately, and the quote states what is covered and what voids it.
