Leland Hardwood Flooring | Engineered Floors Over Tested Slabs
Hardwood flooring in Leland by Wilmington NC Hardwood Flooring is almost all engineered wood over slab, because that is what this side of the river is built on. We install engineered hardwood over tested slabs, sand and refinish existing floors, replace damaged boards, level slabs before glue goes down, and strip out the builder-grade carpet and luxury vinyl plank that is now reaching the end of its life throughout Brunswick Forest, Compass Pointe, Magnolia Greens and Waterford.
Our 95% customer satisfaction rate on this side of the river comes down to one habit: we run an in-situ relative humidity probe on every slab before we quote, not after the adhesive has failed. Owners of new houses are often told a slab means no moisture worries, and it does not; it means a different one. With 15 years of experience behind us, we will tell you to wait for a young slab rather than sell you a floor that will come loose.
Hardwood Flooring Leland NC
Leland and the Brunswick County new build west of the river are almost entirely post-2000 housing on slab-on-grade foundations. We provide engineered hardwood installation over tested slabs, dustless sanding and refinishing, board replacement, subfloor and slab levelling, and removal of builder-grade carpet and luxury vinyl plank throughout Leland, Belville, Navassa, Brunswick Forest, Compass Pointe, Magnolia Greens and Waterford.
Owners of new houses are often told, incorrectly, that a slab means no moisture worries. It means a different one. Concrete carries water from the mix and from the ground beneath it and drives vapour upward continuously, so a slab that feels dry to the hand can still be well above the limit for a bonded wood floor. We run an in-situ relative humidity probe before we quote, not after the adhesive has failed.
The other half of the work here is first replacement. Most of what went into these houses was specified to a builder's price point, and twelve to fifteen years is a normal life for entry-level carpet and LVP. A large share of our Leland diary is owners pulling that out and putting real wood down.
What Slab-On-Grade Means For Your Floor
Engineered, glued, over a tested slab
Solid wood cannot be nailed to concrete, and glue-down solid over a slab in this climate is a gamble we will not recommend.
New slabs need time
A slab in a house finished weeks ago is still giving up water. Laying a bonded floor onto it early is the commonest cause of adhesive failure and the hollow-sounding floor that follows.
Vapour control is the whole job
The right membrane or moisture-control adhesive, taken up at the perimeter, is what stands between the slab and the floor.
Builder-grade has a short life
Carpet and entry-level LVP specified to a price point. Twelve to fifteen years is normal, and first replacement is a large share of our work in this town.
Flatness matters before glue
A bonded floor telegraphs every dip in the pour. Levelling compound first, and more of it than people expect on a production slab.
Wide plank works here
With engineered construction over a stable slab and a house that holds its humidity, wide boards behave far better in Leland than in an old crawl-space house.
The Planned Communities
Brunswick Forest, Compass Pointe, Magnolia Greens, Waterford and the smaller developments around them account for most of the housing. Original specifications are well documented, which helps: we can often tell you what is under your carpet before lifting it, and houses in a single phase share a slab detail and a builder, so a problem we find in one is worth mentioning to a neighbour. We frequently end up quoting three houses on one street for the same reason.
Architectural review in these communities covers exteriors, not floors. But contractor hours, gate access, parking and skip placement are usually governed, so it is worth checking with your HOA before we schedule rather than on the morning we arrive.
We cover Belville and Navassa from the same visits. Navassa has a more mixed and generally older housing stock than Leland, and is more likely to have pre-war buildings where the work looks closer to what we do downtown.

Testing A Brunswick County Slab Properly
Almost everything we install west of the river goes down on a slab, and a slab is the one substrate where getting it wrong is expensive and invisible until it is not.
- What we test with
- In-situ relative humidity probes to ASTM F2170, drilled to 40% of slab depth and left to equilibrate for 72 hours. We do not use the plastic sheet test, which measures the surface and misses what is coming up from below.
- What the number has to be
- Most glued engineered systems want below 75% to 80% internal relative humidity, and the adhesive manufacturer sets the figure, not us. We quote against their number and attach the readings.
- What happens if it is too wet
- A two-part epoxy moisture mitigation membrane, rolled over the prepared slab, which brings almost any reading into range. It is a real cost and it goes on the quote as a named line with a rate, not as a surprise.
- Why new slabs are the worst
- Concrete gives up water for months. A slab poured in spring on a house closing in autumn is frequently still too wet. In a new build, testing early tells you whether to plan for mitigation or wait.
- Flatness, separately
- A slab can be dry and still unusable. We check to a straightedge and grind or self-level where needed, because a glued floor over a dished slab develops hollow spots that sound wrong underfoot forever.
Working Inside A Brunswick County HOA
Brunswick Forest, Compass Pointe, Magnolia Greens, Waterford and Westport all come with covenants, and they affect the day more than they affect the floor.
- Most have working-hours restrictions and some restrict weekend work entirely, so we confirm the window with you before we book the crew
- Skip and dumpster placement is usually controlled, and on a tear-out we need somewhere legitimate to put the old covering
- Several communities require contractor registration or a gate pass arranged by the homeowner, which takes a few days and is the commonest cause of a lost morning
- In attached and townhouse construction, sound transmission matters to the people below, so acoustic underlayment is often a covenant requirement rather than an upgrade
- Builder warranty on a recent house can be voided by the wrong flooring install over a slab, so we work to the builder's spec where one exists and ask for it at survey

Leland Hardwood Flooring Questions
Can I have real wood floors on a concrete slab?
Engineered wood, yes, and it is the right product here. We test the slab's moisture with an in-situ probe first and detail the vapour control properly. Solid wood over a slab is something we will talk you out of.
My house is only twelve years old. Why does the floor need replacing?
Because most of what went into these houses was specified to a builder's price point: carpet and entry-level luxury vinyl plank. Twelve to fifteen years is a normal life for that.
My new build is six months old. Can you lay a floor now?
We will test the slab before answering. A young slab is still releasing water, and a bonded wood floor laid onto one too early is the commonest route to adhesive failure and a hollow-sounding floor. Sometimes the answer is to wait, and we will say how long.
Do you need HOA approval in Brunswick Forest or Compass Pointe?
Not for the floor itself, since architectural review covers exteriors. But contractor hours, gate access and skip placement are usually governed, so check before we schedule.
Can I have wide plank flooring here?
Yes, and Leland is a better place for it than most. With engineered construction over a stable slab and a house that holds its humidity, wide boards behave well.
