Wilmington Hardwood Flooring | From Downtown Heart Pine To The East Side
Hardwood flooring in Wilmington by Wilmington NC Hardwood Flooring covers installation, dustless sanding and refinishing, screen and recoat, staining and colour matching, board replacement, subfloor repair, water damage restoration and historic heart pine restoration. We work right across the city, from the 1890s houses downtown and the streetcar suburbs at Carolina Place, Sunset Park and Forest Hills, through the post-war ranches off Oleander and Market, out to engineered floors over slab in Mayfaire, Autumn Hall and Landfall.
Fifteen years here and more than 4,500 completed flooring projects have taught us that Wilmington is four housing stocks rather than one, and that each needs a different answer. Our crews read the crawl space before they read the floor, because cupping in any house built before about 1980 is nearly always moisture from underneath rather than anything that happened on the surface. We also cover Ogden, Murrayville, Porters Neck, Middle Sound, Castle Hayne and the Monkey Junction area.
Hardwood Flooring Wilmington NC
Wilmington is not one housing stock, it is four, and a wood floor means something different in each. We provide hardwood floor installation, dustless sanding and refinishing, screen and recoat, staining and colour matching, board replacement, subfloor repair, water damage restoration and historic heart pine restoration across the whole city, from the 1890s houses downtown to engineered floors over slab in the newest east-side development.
The work divides along construction type rather than postcode. Downtown and the early suburbs sit on brick piers over crawl spaces with original heart pine above. The post-war middle is oak strip over enclosed crawl spaces. The newer east side is engineered over slab or sealed crawl space, much of it now reaching first replacement. Knowing which one you have changes the quote before we have seen the floor.
Wilmington Neighbourhoods We Work In
The historic district
Downtown, Carolina Place, Carolina Heights and the Brooklyn Arts District. Original heart pine over brick piers, usually several sandings down. Interior work needs no Certificate of Appropriateness.
The streetcar suburbs
Sunset Park, Forest Hills, Ardmore. Oak strip over board or early plywood subfloors, sometimes with original heart pine underneath and 1950s linoleum over the top of both.
Midtown and the post-war ranches
Off Oleander, Market and Shipyard. Oak strip over crawl spaces, often still under carpet and in better condition than the owner expects when it comes up.
Mayfaire and Autumn Hall
Engineered over slab or sealed crawl space, 1990s and 2000s build, now reaching the point where original floors are worn through and due their first replacement.
Landfall and Masonboro
Upper-bracket custom houses from the mid-1980s onward, many hitting their first full refinish cycle, and a good deal of pattern and wide-plank work.
Ogden and the northern edge
Ogden, Murrayville, Porters Neck and Middle Sound. 1990s to 2020s subdivisions over crawl spaces, where cupping is the commonest call.
What We Get Called About In Wilmington
Cupping in a pre-1980 house
Nearly always crawl space moisture rather than anything that happened to the floor. We read the crawl space before we read the floor, and sanding a cupped floor flat before the moisture is dealt with turns a reversible problem into a permanent one.
Carpet coming up off an original floor
Usually good news. Oak strip from the 1950s and 1960s is frequently sound under carpet because it went down early and protected it. We lift a corner somewhere inconspicuous on the estimate visit and tell you what you have.
Heart pine sanded too many times
Measured rather than guessed. Where there is little left above the fasteners, a light abrade and recoat preserves the floor instead of spending the last of it on one more sand.
Rental turnarounds near the university
Specified for the actual use rather than sold a finish that belongs in an owner-occupied house. Often the right answer on a rental is a planned recoat cycle rather than a full refinish.

What We Have Learned About Wilmington Housing Stock
Wilmington is not one housing market, it is about five, and the decade a house was built tells us more about the floor than anything the owner can see. Here is roughly how we read an address before we arrive.
- Pre-1930, downtown and the historic district
- Longleaf heart pine, face-nailed or cut-nailed over sleepers and brick piers, usually sanded two or three times already. The wear layer above the nail heads is the whole decision. We measure it before we talk about anything else, and the answer is a recoat more often than a sand.
- 1930s to 1950s, Carolina Place, Forest Hills, Sunset Park
- Narrow strip red and white oak over board subfloor, often with a layer of 1970s carpet tack strip damage at the perimeter. Generally sands beautifully. The hazards are old adhesive residue and the occasional asbestos-containing tile beneath, which we test for rather than guess at.
- 1960s to 1980s, Pine Valley, Devon Park, Long Leaf Hills
- Plywood over a vented crawl space, frequently with a vapour barrier that has been torn by decades of trades crawling over it. The floor is rarely the problem here. The crawl space usually is.
- 1990s to 2000s, Ogden, Murrayville, Porters Neck, Middle Sound
- Engineered or prefinished solid over plywood, often with the original builder-grade finish worn through in the traffic lanes but sound everywhere else. Good candidates for a sand and refinish that makes the house feel ten years newer.
- Post-2005, Mayfaire, Riverlights, Autumn Hall
- A mix of engineered over plywood and engineered over slab. Wear layer thickness is the question we ask first, because a 1.5mm veneer cannot be sanded and no amount of wanting it to changes that.
Parking, Access And The Practical Side Downtown
Working in the historic district is a different proposition from working in Ogden, and we would rather raise it before the day than on it.
- Residential parking downtown is tight and our machines are heavy, so we ask about driveway or alley access at survey and plan the drop accordingly
- Many historic houses have no exterior power within reach of the work, and a Lagler Hummel needs a proper supply, so we check the panel and the circuit at survey
- Stairs in a 1910 house are usually original and worth more than the floor, so we hand-sand them rather than running a machine over the nosings
- Where there is a dirt crawl space we will want to go into it, which sometimes means clearing a hatch that has not been opened in years
- We work around the city's noise ordinance hours, and on a shared wall we will knock next door before we start rather than after they complain

Wilmington Hardwood Flooring Questions
What is the most common floor problem in Wilmington houses?
Cupping in houses built before about 1980, caused by crawl space humidity rather than anything that happened to the floor. It is why we look under the house before quoting.
Do I need approval to refinish floors in the historic district?
No. The Historic Preservation Commission reviews exteriors only, so interior work needs no Certificate of Appropriateness.
There is carpet over my 1950s floor. Is it worth uncovering?
Usually yes, and often better than expected. Oak strip from that era is frequently sound under carpet. We can lift a corner somewhere inconspicuous on the estimate visit.
Do you work on student rentals?
Yes, and we specify for the actual use. Often the right answer on a rental is a recoat cycle rather than a full refinish.
My Mayfaire house is twenty years old. Is the floor due?
Quite possibly. Engineered floors from that era are reaching the end of their wear layer, and whether they can be sanded at all depends on veneer thickness. We measure before recommending anything.
Do you cover Ogden, Porters Neck and Middle Sound?
Yes, on the same rounds. They sit outside the city limits and inside the same working day.
