Refinishing is a finite resource. Each full sand removes wood, and a solid 3/4 inch floor has roughly a quarter inch above the tongue to work with. That is why we measure before recommending: a floor that has already been sanded three times has very different options from one that has never been touched. Where thickness is marginal we will push hard toward a screen and recoat instead.

How do I know if I need a refinish or just a recoat?

How many times can a floor be refinished?
Solid 3/4 inch flooring has roughly a quarter inch above the tongue, which typically allows six to ten full sandings. Engineered depends entirely on wear layer thickness. We measure your specific floor rather than guessing from its age.
Will refinishing get rid of my pet stains?
Sometimes, partially. Dark urine rings usually penetrate well below the sanding depth and often into the subfloor. Realistic options are board replacement, a darker stain to disguise them, or accepting them. We will tell you which applies before starting.
How long before I can walk on my refinished floor?

Do I need to be present while you refinish my hardwood floors?
For the initial walk-through and for stain approval if color is changing. Most clients stay elsewhere during sanding and finishing, which is generally more comfortable anyway.

Before We Arrive
A refinish takes over your house for several days. This is what makes it go smoothly.
- Empty the rooms completely, including wall art and anything on shelves. Sanding transmits vibration through the structure and things fall off walls.
- Plan to be out of the house during finishing days if the schedule allows, and arrange somewhere for pets regardless. Finish odor and curing floors do not mix with animals.
- Take photographs of any specific damage you want addressed and point it out at the walk-through. Once the floor is sanded, it is much harder to discuss what was there before.
- Leave HVAC running normally throughout. Finish cure depends on temperature and humidity, and a house switched off does not cure a floor properly.
- Do not put rugs down as soon as you can walk on the floor. Finish continues curing underneath and trapping solvent under a rug can leave a permanent mark.

Refinishing decisions are mostly about matching the level of work to the actual condition of the floor.
Gray wood means water got in

Pet stains rarely sand out
Dark black rings from pet urine have penetrated well below the surface and often into the subfloor. Sanding lightens them at best. Honest options are board replacement, embracing them under a dark stain, or living with them.
Changing color always means a full sand
You cannot go lighter or meaningfully change the tone with a recoat. Any real color change requires taking the floor back to bare wood so the new color reaches the wood rather than sitting on old finish.
The finish system matters more than the number of coats
A high-solids commercial waterborne at two coats can outperform a cheap system at three. Ask what product is going down, not just how many times.
Sheen changes perceived flatness
Higher gloss reflects raking light and reveals every subtle undulation in an old floor. On a century-old Wilmington floor, matte or satin is usually the more flattering choice as well as the more practical one.
