Assessment and thickness check
We measure what is left above the tongue, test the existing finish because nothing bonds over wax, and check for cupping, crowning and boards that will need replacing rather than sanding.
Repairs before sanding
Damaged boards replaced, loose boards refastened, protruding cut nails set by hand. A nail left proud will destroy an abrasive belt and the board around it in a single pass.
Containment set up
HVAC returns taped, doorways sealed, and collection connected to every machine before any sanding begins.
Progressive sanding
Multiple abrasive grades with the Hummel, the Trio for the final cut to remove directional scratch, then the edger and hand scraping at the perimeter, around hearths and in closets.
Colour sampling
Where a stain is going on, it is sampled on your own floor in your own light rather than chosen off a chart. Species changes how a stain reads, and maple and heart pine both behave unpredictably.
Finish application and cure
Two or three coats of the agreed system with an abrasion between coats. We give you the manufacturer's cure figures for the actual product used, not a rule of thumb.
If your floor is cupping, do not sand it yet. Cupping means the underside is wetter than the top, which here usually means the crawl space. Sand it flat while it is still wet and it dries into permanent crowning with no wear layer left to correct it. Fix the moisture first, let the floor come back, then sand.

Grey wood means water got in
A silvery grey patch is tannin reacting to moisture, not dirt, and it goes deeper than a sanding pass. Those boards usually get replaced.
Pet stains rarely sand out
Dark rings from pet urine penetrate the full board thickness and often reach the subfloor. Replacement is the honest answer.
Changing colour means a full sand
You cannot go lighter, or meaningfully change tone, with a recoat. Colour changes need bare wood and a sampled stain.
The finish system beats coat count
A two-component waterborne like Bona Traffic HD in two coats outperforms a cheap single-component product in three, and recoats far better in five years.
Sheen changes what you see
Satin and matte hide micro-scratching and footprints. On a coastal house with sand coming in off the beach, that is practical rather than cosmetic.
The edger is the dust tell
Everyone advertises dustless. The edger is the machine most often run bare and it produces most of the fine dust that ends up on top of kitchen cabinets two rooms away.
Staining And Colour Matching
Two different jobs that get confused. Staining is changing the colour of a whole floor, and species dictates how far you can go: oak takes stain evenly, maple blotches badly and usually wants a toner rather than a pigmented stain, and heart pine is unpredictable because the resinous heartwood and the sapwood in a single board absorb differently.
Colour matching is making new boards disappear into an existing floor after a repair or an extension. That is slower and rarely perfect, because new wood of the same species is not the same colour as wood that has oxidised in a room for sixty years. Matching means working up samples on offcuts of the actual replacement boards in the actual room light, and accepting a close match rather than an invisible one. Where it matters, sanding and finishing both areas as one surface removes the problem entirely.

How do I know if I need a refinish or just a recoat?
If the scratches only go through the finish and the wood underneath is clean, a screen and recoat works and costs far less. If scratches reach bare wood, there are grey patches, or you want a different colour, you need a full refinish. We check before quoting.
How many times can a hardwood floor be refinished?
Solid 3/4 inch flooring has roughly a quarter inch above the tongue, which usually allows four to six full sandings depending on how aggressively it was done before. Engineered depends entirely on wear layer thickness, and a thin veneer may allow one light sand or none. We measure yours before recommending anything.
How long before I can walk on it and put furniture back?
Light foot traffic comes first, furniture later, and rugs last of all, because putting a rug on a finish that has not fully cured traps solvent and leaves a permanent mark. Exact timings depend on the product and on conditions during cure.
Is dustless sanding really dustless?
