Hampstead Hardwood Flooring | Subdivisions And Waterfront Custom Homes

Hardwood flooring in Hampstead by Wilmington NC Hardwood Flooring covers installation, dustless sanding and refinishing, board replacement, subfloor repair and levelling, crawl space assessment and water damage restoration throughout Hampstead, Burgaw, Wallace, Rocky Point, Topsail and Surf City. This is two markets rather than one: subdivision housing from the 1990s onward on mixed crawl space and slab foundations, and Intracoastal waterfront custom homes where wide boards and pattern floors dominate.

Fifteen years here is long enough to quote those two differently. Our team treats the subdivisions as volume work, where houses share a builder and a substrate detail and a problem found in one is worth mentioning to the neighbours, and the waterfront houses as one-off jobs that need a survey rather than a phone estimate. Where a floor is cupping in this part of Pender County, the crawl space is the first place we look.

Hardwood Flooring Hampstead NC

Hampstead is the fastest-growing part of Pender County's Wilmington commuter belt, and it splits cleanly into two markets that need different quotes. We provide hardwood installation, dustless sanding and refinishing, board replacement, subfloor repair and levelling, crawl space assessment and water damage restoration throughout Hampstead, Burgaw, Wallace, Rocky Point, Topsail and Surf City.

The subdivision work is volume-driven and predictable: houses of a similar age with similar substrates, mostly 1990s onward, on mixed crawl space and slab foundations, now reaching first replacement of their builder-grade floor coverings. A problem we find in one house on a street is usually worth mentioning to the neighbours, because they share a builder and a detail.

The waterfront and Intracoastal custom homes are the opposite: one-off, detail-heavy, more often involving wide boards and pattern floors where substrate flatness matters a great deal, and more often elevated with the underfloor exposed. Those need a survey rather than a phone estimate.

Two Markets, Two Different Jobs

Subdivision stock, 1990s onward

Mixed crawl space and slab. Carpet and builder-grade LVP originally, now reaching first replacement. Cupping from vented crawl spaces is the main failure mode.

Waterfront and ICW custom homes

Often elevated, some on pilings. Specified wood, frequently wide plank, where refinishing and pattern work dominate and the floor assembly is the thing to get right.

Crawl spaces are the Pender issue

A significant share of houses here sit over crawl spaces built to the older ventilated standard. Where a floor is cupping, that is where we look first.

Flood history is real here

Parts of Pender County have taken more rain in a storm than Wilmington did. Worth knowing before choosing a ground-floor product.

Burgaw is a historic market

The county seat has a National Register district with genuine heart pine restoration work, much the same proposition as downtown Wilmington.

Street-level efficiency

Where we are already working on a street we can usually quote neighbours the same week, which keeps mobilisation costs down for everyone.

Burgaw, Wallace And The Rest Of Pender

We cover these from the same rounds. Burgaw is the county seat and has a National Register historic district with building stock developing from around the mid-nineteenth century, which makes it the third real historic flooring market in our area after downtown Wilmington and Southport. Heart pine restoration there is much the same proposition as described on the historic restoration page.

Wallace sits mainly in Duplin County with its town limits extending south into Pender, and only the Pender portion falls inside the Wilmington metropolitan area. Its housing runs to late-twentieth-century single-family stock plus a private golf community weighted to retirees. We also cover Rocky Point, Topsail and Surf City on the same rounds.

The Pender County Commute, And What It Means For Scheduling

Hampstead sits on the US 17 corridor between Wilmington and Topsail, and most of the households we work for here commute into New Hanover. That changes the shape of a job more than the construction does.

  • An empty house during the working day is the easiest kind of job to run, and we take full advantage of it rather than working around people
  • We set up a lockbox arrangement on most Hampstead jobs so the crew is not waiting on a 7am handover before the commute
  • The US 17 corridor between Scotts Hill and Hampstead backs up badly morning and evening, so we schedule material deliveries mid-morning rather than at either peak
  • Topsail, Surf City and Sneads Ferry are all a straightforward run from here and we cover them from the same crews
  • Further inland at Burgaw, Rocky Point and Wallace the housing is older and more rural, and we allow more survey time because what is under those floors varies far more

New Build And Old Farmhouse, A Few Miles Apart

Pender County has two almost unrelated flooring markets inside a twenty-minute drive, and we quote them very differently.

East of US 17, towards the waterway and the Topsail side, the stock is largely post-2000: plywood over a vented crawl space, engineered or prefinished solid, builder-grade finish wearing through in the traffic lanes. The work here is predictable. The crawl space is still the first thing we look at, because a new house with a torn vapour barrier behaves exactly like an old one.

Inland, towards Burgaw, Rocky Point and Wallace, we are into genuinely old rural housing: pine over joists with no subfloor at all in places, additions built in three different decades meeting at a doorway, and species that have not been commercially milled since the 1950s. Those jobs need a longer survey and an honest conversation about matching, because sometimes the right answer is to borrow boards from a closet rather than pretend a modern product will blend.

Hampstead Hardwood Flooring Questions

Why does my Hampstead floor cup every summer?

Most likely a ventilated crawl space. Sealing and lining it fixes the floor; sanding the floor does not, and sanding it while it is still cupped makes the problem permanent.

Is wide plank flooring a mistake on an ICW waterfront house?

Not a mistake, but it needs the right construction: engineered rather than solid, quarter-sawn where available, a flat substrate, and a house that actually holds 30 to 50% relative humidity through the year.

My house flooded. Can the original floor be refinished?

It depends entirely on what the water was and how long it sat. River flooding usually means replacement because of contamination and wicking into the subfloor and joists. We assess rather than guess.

Do you cover Burgaw and Wallace?

Yes, from the same visits. Burgaw's historic district has real heart pine restoration work and we do a fair amount of it.

Can you quote several houses on one street?

Yes, and it is worth asking. Where we are already mobilised on a street the costs come down for everyone, and subdivision houses usually share a substrate detail.
